Condominiums are popular rentals as they are usually rented from individual landlords and small scale property management companies. Theis can offer flexibility not offered in large apartment complexes including affordable rent for people with bad credit and the option to lease to own. Condos are also great for renters looking for a nice place in a prime location. Because Condos are usually built for owner occupied use, they can be much nicer than a standard aprtment. They offer a uniqueeness apartments don't have and are lots more individualistic.

Condominiums make great investment properties for landlords. They are easier to purchase than duplexes, tri-plexes and fourplexes, require less money down, and usually have HOA (Home Owners Associations) that take care of the grounds, and exterior maintenance. Condo owners have a less to take care of in terms of normal wear and tear and maintenance on a property.

Condos for rent can occasionally also be found at rent.com, but these are rare. Properties on rent.com are usually larger apartment complexes. I personally have found two different rentals in California from rent.com. The nice thing about finding rentals from rent.com, is that you get paid $100 just for doing it. Everybody likes free money.

Finding a good Rental Property - Consider Time

When looking for a good rental property it is important to consider the amount of time you'll be living in the unit. Some rentals offer short term leases, month to month leases, and even furniished temporary housing. Short term rentals are more expensive per month. The owners have more at stake as they are likely to have more vacancies, and clean up needed for short term leases rather than long term and annual leases.

If you plan to buy a place in the near future you should consider short term or month to month leases. It is better to pay a little more each month than be tied to a long term commitment you will also have to keep if you find a deal of a property in the meantime.

Government Subsidized housing

Because housing and rent is so expensive in most of California, many lower income families and individuals look for government subsidized rentals. There are many of these rental complexes available that offer rent based on your income. You pay more for the when you make more money. If you don't make a lot of money you will get the cheapest possible rent. If you make too much you won't even qualify for these apartments. These type of units make it easy to be poor. Some of them are even brand new and are very nice. Some government subsidezed leases even require you to sign a statement saying you won't make more than so many dollars during the term of the lease.
